Board Meeting

June 15, 2006 – 8:00 PM Chili’s, Old Carriage Court

A regular meeting of the Board of Directors of the Hamlet at Southbridge Homeowner’s Association was held on June 15th, 2006 at Chili’s, Old Carriage Court. Present were Board members Tom Pitschneider, Gary Dose, Adrienne Stark, Jenny Ames, and resident treasurer Kathy Whitbeck.

1) Call to order and Meeting Minutes Approval - The meeting was called order at 8:00 pm by Mr. Pitschneider, President of the Board.

2) Introduction of Board members and guests – no guests present.

3) Approval of Minutes – May 11 – approved by Adrienne and seconded by Gary.

5) Committees Updates

a. Southbridge Community Association – approximately 30 trees were planed on 6/14 on Southbridge Parkway. The end caps are done as well. Sprinklers on the parkway are running every night at approximately 9:30. Each zone runs for one hour.

i. Irrigation

1. Monument 1 replacement electrical service line – 3 phase electrical wire is broken – trench will be dug 4 ½ feet down – this will fix the irrigation problem and the lighting problem at the Hamlet entrance. After this is done the next step is mulching and trimming. We will need to get an estimate for that.

2. Monument 2 & 3 – irrigation is working for both

3. Next year advice – get one company to run mowing & irrigation for parkway and for Hamlet. Too many companies involved and not enough people understand all of the pieces in place.

ii. Islands

1. Present bids - discussion regarding best use of funds and irrigation to areas. Gary and Tom to discuss with adjacent members proposal details.

iii. Common area photos and data – tabled for next meeting

e. Architectural – no new information

f. County Road 21 – no new information

6) Financial

a. Status of 2005 collections and outstanding lien filings – 51 houses ($8,925.00) are outstanding for 2006 dues. 11 houses are still outstanding for 2005 dues. 2nd letter invoice went out end of May/early June.

7) New Business – Doggie receptacles information found by Adrienne was tabled until the next meeting. Stop sign at Whitehall/Windsor intersection was also moved to be discussed at next meeting.
